MANUGISTICS ANNOUNCES PLANS FOR EXPANSION WITH NEW
HEADQUARTERS IN MONTGOMERY COUNTY, MARYLAND

Major Montgomery County employer, Manugistics, Inc., has announced its intention to expand dramatically in Montgomery County. Manugistics is finalizing the terms of a lease for a new headquarters site from Boston Properties. Himes Associates Ltd. will be the project developer. The property selected, called Washingtonian North, encompasses approximately 28 acres at the highly visible intersection of I-270 and I-370 (Sam Eig Highway) in Gaithersburg, Maryland. It is situated such that the majority of Manugistics’ current Rockville-based employees will enjoy a shorter commute than their current one, a factor which was important to Manugistics’ site selection team.

Manugistics, Inc. (NASDAQ: MANU) is the world’s most recognized name in supply chain management. Used by over 600 companies around the world, Manugistics’ software helps clients increase revenues, reduce inventories, improve customer service, provide greater speed to market, and lower overall costs through synchronized supply chain management.

The software products enable companies to synchronize their supply chain by managing the complex interactions involved in the flow of products from raw materials, through the manufacturing and distribution process, to delivery of finished goods to customers.

Construction for the new Manugistics facility will begin early this fall. The initial building will provide 300,000 square feet to accommodate office and research and development space. This facility, coupled with lease expansion options, will accommodate the dynamic growth Manugistics is experiencing.

The company currently employs approximately 570 people in its Rockville locations and is expected to substantially increase the number of Maryland-based employees within four years.

This is a clear win for Montgomery County and the State of Maryland. When employers like Manugistics create such good, family supporting jobs like this, it's no wonder that Maryland is quickly becoming the best place to live, work and raise a family, said Governor Parris N. Glendening. The State of Maryland, Montgomery County and the City of Gaithersburg worked together to help Manugistics find a suitable location for the new facility.

This is one of the most significant business deals that Montgomery County has concluded in a very long time. Manugistics’ headquarters campus will be a showcase addition to the thriving I-270 corridor, said Montgomery County Executive Douglas M. Duncan. Moreover, the company’s decision to expand its operation in Montgomery County is testament that our economic development efforts are paying off.

The City of Gaithersburg welcomes Manugistics. We are pleased to be a major partner with Montgomery County and the State in the cooperative effort to support Manugistics’ continued growth and expansion in the County, said Gaithersburg Mayor W. Edward Bohrer, Jr. I believe the City’s reputation for responsiveness and ease of development were major factors in winning the project. We have pledged to provide the highest level of service in the permitting and inspection phases to begin this fall.

Montgomery County and the City of Gaithersburg were able to work with the developer on site plan and permitting time frames on the selected site, allowing delivery of the finished product to Manugistics within the necessary time frame.

We have gone through an exhaustive process, over the last nine months, to make our location decision, stated Manugistics Chairman and CEO, William M. Gibson. We evaluated over 20 sites in both Maryland and Virginia. Through the entire process Montgomery County remained at the top of our list and, as we narrowed our choices, the County consistently stood out. Montgomery County, the State and the City of Gaithersburg stepped up to the plate to make sure all our needs could be met.

Himes Associates Ltd. has been designated as the project developer and Boston Properties will be the owner and landlord for the new headquarters campus. After analyzing the development potential, the cooperation exhibited by the State and Local governments and the aesthetics of the site, the Washingtonian North property was the clear winner, stated Mark S.
