New Housing Projects
New housing neighborhoods have already demonstrated the strength of demand for living in downtown Silver Spring.
- At Cameron Hill Townhomes 57 ownership units were constructed in 2000 on land that had been surface parking lots.
- At Blair Towns 75 rental units were developed using energy conserving techniques to earn a LEEDS Certification.
- A 15 story office building that had been vacant for a dozen years was converted in 2004 to the Gramax Towers with 182 modern apartment units.
- Nearby, the Bennington is 14 stories of new construction with 220 apartments beside the NOAA offices.
- The 55 owners of the Eastern Village Co-housing units worked with the architect/developer on the design of the conversion of a long vacant four story office building into dramatic dwelling units.
Numerous new housing projects are set to dramatically increase residential activity in downtown Silver Spring. The new housing will be within comfortable walking distance of services and amenities. The County’s Department of Housing and Community Affairs is creating a network of attractive pathways that more easily connect centers of activity. The first, in 2005, rebuilt a rough surfaced alley to create delightful, bright "Arts Alley" with café seating for an adjoining restaurant, coffee shop, and ice cream parlor.
At 8045 Kennett Street Condos (by Patriot Group) a five story, 120 unit condominium building is nearing completion and should be occupied in 2005.
Lofts 24 (by Tezzera LLC), at the corner of Fenton and Bonifant Streets across from the new library site, is constructing twenty-four one and two bedroom loft style condo units for occupancy in 2005.
The Silverton Condos (by JBG Group) on East West highway at the former Canada Dry bottling plant is constructing 210 dwelling units for occupancy in the fall of 2005.
Adjoining that site, the Silver Spring Gateway (by JBG Group) will have 468 condominium units in two towers, plus 55,000square feet of retail. Construction should begin in 2006.
Two 1960’s era office towers on Eastern Avenue that have been vacant for more than a dozen years are being converted to the Aurora, with 145 condominium units, by the developer (RST ) who converted the Gramax Towers.
Surrounding the Aurora on 13th Street and King Street the developer will build another 328 condominium units in three buildings of the Galaxy (by RST).
On Wayne Avenue, beside the library site and across from the redevelopment project, a 14 story, 148 unit condominium residence is being constructed for occupancy in late 2006 as the Crescent (by Patriot Group).
The Portico (by Patriot Group), a 13 story condominium building with 158 units, has Planning Board approval for a site on Fidler Lane near Cameron Hill Park and Cameron Hill Townhouses.
On Fenton Street at Thayer Avenue a 96 unit condominium building, the Adele ( Bloom Builders) has been proposed.
On Ripley Street near the proposed Metropolitan Branch Trail and the Multimodal Transit Center a residential tower (by KSI) of 330 condominium and rental units has been approved.
The site of the former National Dry Cleaning Institute at 8021 Georgia Avenue will be converted to condominium housing.
A 200 unit 15 story condominium tower will be situated at 1220 East West Highway (by Goodman Properties) beside the Blairs and across from the Bennington, Silverton and Gateway developments.
Another new condominium tower at 1200 Blair Mill Road, where Blair Mill Road, East West Highway and Newell Street come together across from the Silverton/Canada Dry, will add to the residential character of South Silver Spring.
The final section of the Redevelopment Project will be a residential development with approximately 100 units at Spring Street between Ellsworth and Pershing Drives, adjacent to the Civic Building.
Two residential towers will be constructed in the air rights above the Multimodal Transit Center.
A concept for a residential condominium building (by Bush Construction) and a new church building on the site of the existing First Baptist Church at Wayne Avenue and Fenton Street is being discussed with the neighboring community.
