The Division of Facilities Management delivers core services
to County departments to support over 275 County facilities, ensuring that they are maintained
at the highest level to provide a comfortable environment for employees as well as the general
public who use those facilities. Within Facilities Management are Property Management and Renovation Services,
Engineering Services, and Customer Service.
Property Management and Renovation Services
is responsible for maintenance and oversight of building-related operations,
along with complete and comprehensive planning and delivery of the following services:
remodeling, renovations, repairs, and preventive and routine maintenance performed by
skilled County employees and contractors in electrical work, plumbing, HVAC,
structural work, lawn maintenance, pest control, recycling and refuse collection, etc.;
elevator modernization, HVAC/electrical and mechanical life-cycle replacement,
life safety-system replacement, and roof-replacement programs.
Engineering Services performs complete and comprehensive investigation,
evaluation and mitigation of indoor air quality concerns; and complete and comprehensive review and analysis
of renovation and design documents and specifications for County facilities. This review includes compliance
with design, energy, and efficiency guidelines.
Included in Engineering Services, the Storm Water Management Program handles both above- and below-ground
storm water maintenance and repair (commonly referred to as best management practices or BMPs) for public
and private storm water management facilities located throughout Montgomery County.
More than 3,000 BMPs are now in service, such as wet ponds, dry ponds, oil-grit separators,
above- and below-ground sand filters, infiltration trenches, and underground storage structures.
These facilities prevent stream bank erosion and mitigate property damage, as well as prevent
damage due to flash flooding. The inspection and maintenance of these facilities ensure that
this infrastructure will continue to function as designed and continue to remove pollutants from
our streams and rivers, recharge our ground water, and minimize erosion and flooding.
Customer Service serves internal and external customers
by creating, tracking, issuing, and completing preventative and on-demand work orders for a speedy
resolution to malfunctions and needs within facilities. Within Customer Service is automated energy
management and comfort control to many facilities, allowing for remote adjustments to HVAC and electrical systems.
