Disclosure
Below are two items that you should find helpful for disclosing property tax information on your sellers’ disclosure forms.
The first item is a link to the property tax information and payment page—this page will allow you to view and print your clients’ property tax bills. Go to: https://www.montgomerycountymd.gov/apps/tax/index.asp.
Click here to access the property tax rate schedule for the current year. It is an Adobe Acrobat (pdf) file, so you will need Acrobat or the Acrobat reader, which you can download at www.adobe.com. If you use the link to the tax information page you should be able to find the tax class listed on the left of the information for the specific property (it’ll say something like “R042”). Take the tax class number and match it with the tax classes on the rate schedule—read across the tax class you need to see if the property is in a development district (only classes 61 and 64 are), a municipality or special taxing district (see the “Municipal District Tax” column—if there’s a number in it, then the property is in either a municipality or a special taxing district), or a special service area tax district (all properties in Montgomery are in the Transit, Fire, and Advance Land Acquisition districts, but you may need to know which of the others are also applicable-this will be obvious when you look at the rate schedule).
Please note that all of the Road Club Assessments (Transportation Related Facilities on the REA form) have all expired and are no longer applicable.
We trust that you will find this information useful—you should be able to disclose all of the property taxes for any property in Montgomery by using this information.
