Westside at Shady Grove Metro: Under Construction
In December 2025, EYA purchased the final multifamily parcel. The Sage is under construction and when completed will include a 7,000-square-foot County library. The final undeveloped parcel, Block U, received Planning Board approval on January 29, 2026 of the Preliminary Plan, Site Plan and Forest Conservation (click here for details). It will be developed with 40 3-bedroom townhomes including 5 workforce units, as well as community gardens and a park. Closing is anticipated to occur by the end of 2026.
OPD selected EYA as the County’s development partner to be the master planner for all of the County Service Park, to redevelop the western side of Crabbs Branch Way, known as Shady Grove Westside, and to design and build County infrastructure. EYA will redevelop Shady Grove Westside with 1,521 residential dwelling units, including 211 Moderately Priced Dwelling Units (MPDUs) and 116 Workforce Housing (WF) units; 41,828 square feet of retail; and a public library.
