The Burtonsville Park and Ride was included in a 2021 Request for Developer Proposals for the redevelopment of the site. First Equity Holdings was chosen as the selected developer. The project will include approximately 300 rental apartments with a minimum of 30% of the units affordable to households whose income is between 30% of the area median income for the Washington Metropolitan Statistical Area (AMI) and 85% AMI, with one-half of the affordable units being Moderately Priced Dwelling Units (MPDUs). The final number of apartments will be determined through the design and entitlement process.

Public parking and the existing Flash bus station will remain on the site. The developer must design and construct a parking garage to be shared between the County and the apartments to include approximately 250 parking spaces for the County’s exclusive use. The County will retain land sufficient to construct a garage in the future as transit service expands. In the interim, this land will provide additional parking in a surface lot. First Equity is partnering with The NRP Group to deliver the housing project to the site.
