DFM delivers operational and mission critical services 24 hours a day seven days a week on behalf of County residents and Montgomery County Government.
DFM manages over 400 County buildings, ensuring they are maintained at the highest level to provide a comfortable environment for employees as well as, the public.
The Division of Facilities Management (DFM) is a customer-driven support organization responsible for providing facilities management services to all agencies and offices. The County is divided into seven areas. Each of those areas has a Property Manager, who is responsible for the day-to-day maintenance needs, requests, and requirements in each of their assigned Montgomery County areas. In addition, a Second Shift Property Manager handles the maintenance needs and requests in all seven of the areas after 4:00 pm.
Maintenance Renovation Inspectors: This section has six Maintenance Renovation Inspectors (MRIs) and one Master Plumber in charge of planning, estimating, and managing repair/renovation/remodeling projects throughout the County. This unit also performs Capital Improvement Projects which involve Roofing, Electrical, HVAC, Elevator Modernization and Life Safety.
Engineering Services: This section provides a comprehensive review and analysis of design documents and specifications for new and existing facilities. This review includes compliance with design, energy, and efficiency guidelines. Also the Engineering Services section performs complete and comprehensive investigations regarding indoor air quality concerns and other engineering related issues.
Administrative Support: This section performs Operating and Capital Accounting which involve tracking over 500 invoices on a monthly basis and coordinating review and payment of these invoices to ensure timely payment is made. This section also coordinates proper review of contracts within DFM and provides written correspondence to the County and public as required.
Supply Section: This section provides Maintenance Repair and Operations supplies for nearly 300 County owned and leased facilities.
Automated Energy Management: This section monitors selected County Facilities for HVAC, Lighting and Fire Alarm operation through our Building Automation Systems and; remotely adjusts temperatures, schedules and troubleshoots systems from the Operations Center; reduces energy and hot/cold calls typically responded to by mechanics.
Moving and Surplus Services: The Moving and Surplus Services Program coordinates county employee office relocation, furniture relocation, helps to support office/building renovations, carpet replacements, and pick up and delivery of surplus furniture.
