Residential Permit Walk-Thru Process Permit & Inspection Process

Walk-through permit applications must be applied for electronically and are issued in two business days.
- Interior alterations may not include load bearing walls
- Basement alterations may not include a kitchen
- 2-Story Additions are not eligible
- Additions, Garages, Carports, and Screened Porches - floor area may not exceed 400 square feet
- 2-level decks are not eligible
- Applicants must check in at the DPS Information Counter by 2:30 pm

You must provide two complete sets of construction plans drawn to scale (1/4=1’0) on minimum 11x17 inch substantial paper. Do not use grid lined paper. You must also include two copies of the site plan or house location survey. Construction plans are not required for sheds, gazebos or other detached non-habitable structures that are less than 200 square feet in size nor for single-level decks designed in accordance with Montgomery County Deck Details – these type projects will only require a zoning review.
Standard residential building permit applications typically take four weeks to complete the first set of review comments. Walk-through permit applications are issued generally in 2 days.
Revisions must be submitted with the original set of approved plans, complete with all approval stamps and plan review comments. These plans are for reference only and will be returned to the applicant. The applicant should also include two sets of the revised sheets ONLY. These sheets must clearly distinguish the changes from the approved plans by a revised scope of work note, specific to each sheet and located on that sheet. Applicants are encouraged to include a narrative and to use clouds and/or numbered triangles indicating the revision number.
